Each of the residences is approximately 1,500 sq. ft. with an open floor plan on the main floor, and three bedrooms plus two bathrooms on the second level. With landscaping designed by Biophilia, the private patio and yard space is sheltered and shaded and includes arbors withnative plantings and a rainwater management system to make the outdoor space an attractive addition to the living area.
These residences are targeting certification under the international Passive House Standard.
The two modern Passive House designed duplex buildings are similar yet unique in their designs – close cousins. Simple building shapes and carefully placed and sized windows follow from passive house principals of energy conservation and capturing the light and heating potential of the sun. Both buildings are finished on the exterior with dark stucco, wood cedar siding and modern detailing with the extra thick highly insulated walls evidenced by the deep set triple glazed windows.
Careful regrading of the gently sloping sites ensures that there is a close connection between inside and outside living spaces, including short ‘bridges’ at the front doors that enable level entry.
The architect worked closely with Step-One design for the interiors and Biophilia for the landscape design to ensure a cohesive design (materials, colours, proportions and detailing) throughout; front doors are marked by metal and wire trellises with creeping vines as well as additional shade structures at the outdoor living rooms.
Our two interior designs options, “Garden Gate” and “Acacia”, provide warm, neutral backdrops to our open architectural spaces. Accent colours and a touch of industrial give a modern edge yet maintain a relaxed, contemporary feel.
The glossy finish and simple lines of the cabinets and solid counters in the kitchen boast style and function, and allow ample room for both island and dining seating. Upstairs you will find a main bath with soaker tub, and an en suite with a large glass and tile shower. For added convenience, the main floor also has a powder room. Each of the bathrooms is equipped with heated tile floors for extra comfort.
LED lighting, chrome fixtures, and unique tile selections provides a high-end feel to each home.
The landscaping was designed to augment the architecture and enhance the outdoor space. Native and low-maintenance plants were selected to provide privacy and seasonal interest, such as a hedge of Arbutus Unido, whose peeling bark and ornamental fruit add texture and colour. Our living screens make a welcoming entrance to the Mary Street suites, created from custom steel, aluminum structures, and lush plant material. These screens were also designed to create shade and interest to the south-facing balconies.
